Now,
what naturally makes a property World
Class?
Is it River
frontage? Or...
Beautiful
homestead - Tranquil garden A spacious
and comfortable homestead with an architechturally
designed open plan kitchen and living area. In a
beautifully treed 80 year old setting, the large
garden has a tennis court and magnificent rock
'hah hah' wall. The whole homestead area has a
tranquil ambience with the many old trees
providing shelter and shade easily making a
wonderful home.
Water and rich
alluvial river flats - What could you
create? Naturally water is a
significant benefit of Broughton Brook with its
river frontage and secure water sources. There is
a 12 inch irrigation bore (unequipped) pump tested
at 9 megalitres (ML) per day with an irrigation
licence of 269 ML. Stock can always be run in 48
paddocks which are permanently watered by either
river, two stock bores or town
water.
Lifestyle and future
potential - Enjoy plenty Broughton
Brook has the expanse, countryside and location to
experience a wonderful lifestyle. From beyond
rolling hills, to wide open spaces and the waters
of the Murrumbidgee, you become aware that there
is a plenty for a family to do and enjoy. Picnics
and barbeques, horse riding, mountain biking,
motor biking, canoeing, fishing and water skiing
to name just a few.
Balance of land
types - Equals business and production
potential Broughton Brook is truly
flexible with 858 hectares (2,120acres) of arable
land for cropping and the majority of the
remainder workable for the direct drilling of
fodder crop and pasture. The property is managed
with major annual investments in fertilisers and
pasture sowing. As well as benefiting from
favourable South Easterly aspects and sympathetic
landcare management. In an average year the
property has a peak carrying capacity in excess of
20,000 DSE, excluding crop. In 2008, 335 hectares
of cereal crop and fodder has been planted. Cattle
growth rates are regularly in excess of 2
kilograms per day in the spring. Cow conception
rates are always in the 90's and most recently
have been 96% in 2007 and 91% in
2008.
Landcare management -
Beautiful and efficient In the last 5
years a development plan has been implemented
building an extensive laneway system in
conjunction with planting 50,000
trees. Laneways easily save time and reduce
stress to livestock and people. "Additionally, the
quality of fencing, laneways and infrastructure is
of the highest standards. This obviously aids the
efficiency factor and the potential to conduct 1
labour unit to in excess of 12,000 DSE" Mark
Lucas, Consulting Agronomist. Tree plantings
provide carbon credits and increase flora and
fauna biodiversity with an already obvious
increase in bird life. These plantings fit with
the naturally occurring timbers on Broughton Brook
of Red Gum, Yellow Box, Grey & White Box and
Kurrajong.
A rich history - On a
world stage Broughton Brook has always
been renowned for the quality and performance of
its livestock even since T Hastie Kelsall
purchased the property in 1926. Broughton Brook
had its first champion Dorset in 1933 and went
onto world wide success with sheep exports to
Japan, South Africa, USA, India, Columbia, Cuba,
Mexico, Peru, Great Britain, Canada and New
Zealand. Today Broughton Brook continues to
produce high quality livestock. In 2006 a draft of
50 Angus and Angus Hereford cross steers won the
CAAB (Certified Australian Angus Beef) Quality
Awards competition for the first six months of the
year, as calculated on feedlot and carcase
performance out of 50,000 steers processed. The
Broughton Brook steers won the awards for both
Best Performances and Best Marbling, a feat only
ever achieved once before by the same
property.
