Our very first spotlight is of Webster Nolan Real Estate's David Nolan, who answered some of our questions below.
How many years of experience do you have in real estate?
I've been in the business for 32 years, and I'm a third-generation stock and station agent.
What regions does Webster Nolan sell property in, and what is the forecast for those regions for 2021?
We sell traditional farms and upmarket rural lifestyle properties throughout NSW.
We are of the opinion that the traditional farm market will remain strong for a number of reasons, including commodity prices, children of farmers returning to the land (and thus needing to expand the family farm), outside investors deeming rural property market as a very safe investment, and a lack of property on the market.
The lifestyle market should also remain strong unless there is a hiccup somewhere -- that is always an unknown. We have also noted that there is a lack of supply in this market.
What’s the number one tip you have for people wanting to buy a farm and what’s the number one tip for people wanting to sell a property?
When buying: Tick off natural assets that cannot be changed with money, including strong soil types, water availability and reliable rainfall, shade and shelter trees, location and access. The rest, including pastures, fencing, improvements etc., can be fixed or changed with capital expenditure.
When selling: Presentation is very important. Demonstrate pride in ownership, and pay attention to the little details, such as making sure that the gates on your property swing! On the business side of things, be sure to maintain good production and management records.
How long have you been advertising on Farmbuy, and what has been your experience with the site?
We've been advertising properties with Farmbuy for 3 months, and to date the experience has been very good.
